a) Discuss how much of the recent phenomena in public housing price movement is due to
 
government intervention like the implementation of the Total Debt Servicing Ratio (TDSR), or was the price reversal something that was already going to happen due to the potentially unsustainable rise in property prices? and,
 
 
 
b) How would similar phenomena affect you if your retirement funds depended on equity
 
locked up in your home?
 
 
 
Discuss the above with reference to recent events and governmental rule changes, and using as many real life examples as you deem necessary.
